          FAQ's

          1. How many bedrooms? Is home fully furnished?

          2 Master Bedroom Suites, 1 Office,  3 Bathrooms,  Large Basement, Open Kitchen, Dining Room, Den and Laundry Room, and 1 parking slot.  

          2. what is the rental period? How much is the rent?

            

          The rental period is 3 months. 


          The monthly  rental amount is USD  $1,400

           
           



          3. What is the average monthly cost of Utilities? Are the utilities already turned on?


          Electricity: 


          As a general rule, the cost of electricity in homes here will exceed the cost of electricity  in a similar sized home in America or Europe. The main driver of electricity costs are the 3 large air conditioners. Our electricity bill ranged on average from 6,000 pesos to 12,000 pesos monthly. Yes, the electricity is stable and there is a whole house generator 12KV. (diesel fuel)


          Water: 


          Water is connected and available. There is also a multiple filtering system installed. The cost of water here is more than 5x the price of water in Cebu City. 



          WIFI/Internet: 


          Yes, you can work from home, using laptops, watch netflix, youtube and etc . Our neighbor has a large satellite antenna with sufficient bandwidth. It is an informal arrangement and does not require a long term contract. The cost is around 1,500 pesos per month and can be activated immediately. VOIP and soft phones will not work consistently here. Zoom Calls and FB calls are fine.


          4. Are the bedrooms air conditioned?

            Yes, each bedroom has a strong, cold aircon. (1.5HP,Koppel  inverter split type)

          5. Are the showers hot?

          1 of the 3 bathrooms has hot shower water. The other 2 bathrooms do not have hot shower water. 

          6. What is the exact location?

          The property is located at the very top of the mountain range; about a 15 minute drive up the mountain road from National Highway. About a 30-minute drive south of SM Seaside. Some of the roads are steeply inclined. For example, the last 300 meters from the main road-going down our access road to the house is inclined.  The first time may be a little scary.

          7. How is the safety? Located in subdivision? Do you have neighbors? Do you have a perimeter fence?

          We have lived here peacefully for many years.  Our home is not located in a subdivision. It is more akin to a private, secluded resort. Yes we have neighbors. Yes, there is an  8 foot perimeter fence.  

          8. The positives are easy to notice (natural beauty, comfort) what are the negatives?

          Occasional loud music at lunch and dinner time and occasional construction noises are the negatives. There is a sewing factory beside us. If you are expecting complete silence 24/7, this home is not for you.


           In my own case, it took some time for me to get used to the strange sounds but after a while,  I tended to grin and bear it, or even seek refuge in the quiet, underground basement. The second negative is that the  nearest shopping center is 15 minutes away. 


          Finally, the roads here are narrow and not always wide enough for 2 lane traffic, requiring some extra patience as the 2 vehicles negotiate passage. 

          9. Safe for kids? Are there critters or insects there?

          This is a non-smoking home.   


          Child Safety: 


          The home is not safe for small children (toddlers) the pool is not gated. There is also fall risk due to the high balconies.  


           The stair cases were built with the same type of wood that is used to build sailboats and the wood must be brushed and scrubbed periodically or the stairs will become quite slippery. 


          Critters and insects: 


          When you live this close to nature, well -its living close to nature. Ants, rodents, honey bees and mosquitos have to be proactively managed. In summary, because we are proactive about keeping mother nature in check, we live in harmony with nature.  

          10. What would be the next step?

          11. How large is the pool? Why is the water so blue?

          The pool is quite small -  it is more akin to a wading pool.  Pool must be drained and cleaned with bleach after each use, as there is no rotating filtering of the pool water. Some drops of blue food coloring are the secret to sparkling blue pool water : )
